Inspection Services Starting for as Low as $300
At BCD Inspection Service, our home inspection services start for as low as $300 and abide by the Standards of Practice (SOP) as stated by InterNACHI. During the inspection, we perform a thorough and non-invasive walkthrough of the property, looking for visible damages and assessing the condition of the interior and exterior systems, components, and drainage.
We offer a limited Thermal Imaging Scan for free as needed during inspection services. With an infrared camera, we can see cool and hot spots on home surfaces that typically cannot be seen using the naked eye alone. If we suspect an issue, we will use the camera on the exterior walls to find air leakage, investigate hotspots in the home’s electrical panel, and confirm suspected moisture intrusion. For an additional charge, we offer a Full Thermal Imaging Scan of the property.
Your prospective property, should you decide to buy it, will likely be the biggest and most significant purchase of your life. We don’t want you to go into this decision blindly. During a Buyer’s Inspection, we will help find the defects and damages in the home that you should be aware of before closing and help you understand any safety issues that need to be addressed.
For home sellers, it can sometimes feel overwhelming to know how to communicate with potential buyers. During a Pre-Listing Inspection, we provide sellers with important details they need to understand to best disclose information about the home. With this information, they can choose to make repairs ahead of time in order to make the selling process move more smoothly.
New Construction Inspection
Once construction on a property has finished, a New Construction Inspection should take place before the final walk-through with the builder. During the inspection, we thoroughly look for constructional defects that should be addressed before this walk-through so that the home can be considered safe and ready for move-in.
New Construction Phase Inspections
If constructional defects are left unnoticed, they can easily be hidden away by finishing materials as the builder continues on. We perform New Construction Phase Inspections for as many phases as requested, helping to find issues to be addressed before the builder moves on to the next part of the project.
Yearly Maintenance Inspection
When left unnoticed and unrepaired, small issues with your property can become large issues that are expensive and difficult to repair. During Yearly Maintenance Inspections, we complete a thorough visual inspection of the property to find the small maintenance issues that you can address now in order to stay one step ahead of your property’s repair needs.
Project Process Inspection
When making additions to or remodeling your property, you want to make sure that everything is running smoothly and going according to plan. During Project Process Inspections, we will oversee the project and report back to you.
4 Point Inspection
A 4 Point Inspection is a truncated inspection service that is often done for insurance purposes and does not replace a full inspection. During the inspection, we assess the interior and exterior of the property along with four significant areas: the roof, plumbing system, electrical system, and HVAC system.
Loan Draw Inspection
Before providing a loan draw, your lender will want to know the current condition of the property and what repairs have already been completed. During a Loan Draw Inspection, we assess the progression of construction on a property and write up a report that tells your lender if everything is going according to schedule.
Commercial Property Inspection
It is important to fully understand the condition of a commercial property before closing on your purchase. During a Commercial Property Inspection, we assess the condition of light commercial buildings such as strip-malls, light industrial buildings, and storefronts.
Multi or Individual Component Inspections
We want to customize our inspections to your specific needs, so we offer Multi or Individual Component Inspections. If you suspect issues with just one or a few areas of the home, then we can customize an inspection service for any number of these specific areas:
- Structural Issues and Exteriors
- Moisture Intrusion
- HVAC and Air Quality
- Attic, Insulation, Ventilation, and Interior
- Fireplaces, Stoves, and Chimneys
We offer both Residential and Commercial ICC Inspection Services, which are needed in order to pass a city inspection. To learn more about this service, please visit our ICC Inspections page.
